Portland Stone Staircase Structural Repairs – 65–69 Linden Gardens, Notting Hill Gate, London
Project Overview
In October 2025, MGS Restoration Ltd were commissioned to undertake the full structural repair and restoration of three cantilevered Portland stone staircases within a residential property redevelopment at 65–69 Linden Gardens, Notting Hill Gate, London.
The project formed part of a wider three-building restoration programme and involved extensive structural repairs, replacement stone fabrication, crack stabilisation, and specialist Portland stone restoration works throughout the staircases and landings.
One of the principal challenges involved reversing alterations carried out during the 1970s and 1980s, when lift installations had resulted in the removal of many of the original Portland stone step nosings. These historic alterations had significantly affected both the structural performance and architectural appearance of the staircases.
MGS Restoration carefully restored the staircases using a combination of traditional stonemasonry techniques and modern structural repair methods, successfully returning the staircases to a safe, durable, and visually cohesive condition.

The Challenge
Each of the three staircases presented different structural and restoration challenges due to decades of alteration, wear, and structural movement.
The most significant issue affected the first staircase, where a lift installation carried out during the 1980s had required the removal of approximately 90% of the original Portland stone nosings across the staircase.
The loss of these nosings not only altered the original architectural profile of the staircase but also weakened the edges of the stone steps significantly.
Additional structural concerns were found throughout the building’s staircase landings. Many of the landings had been originally constructed at only 100mm thickness, making them vulnerable to cracking and structural stress over time.
Several areas also suffered from heavy impact damage, material loss, and deteriorated stone edges requiring reinforcement and rebuilding.
The Restoration Process
Manufacture and Installation of New Portland Stone Nosings
To restore the original staircase profile, MGS Restoration carefully sourced matching Portland stone and manufactured bespoke replacement nosings within our workshop.
Each new stone section was precision-cut to match the original dimensions and detailing of the historic staircase.
The new nosings were then delivered to site and mechanically face-fixed into position using specialist fixing systems to ensure maximum structural stability and long-term durability.
In total, more than 20 new Portland stone nosings were supplied and installed throughout the project.
Structural Landing Stitching Repairs
Several staircase landings throughout the property had developed significant structural cracking due to the thin original construction.
One particularly large landing required specialist structural stitching repairs in two separate locations.
Our team installed 8mm stainless steel threaded reinforcement bars, which were fixed into place using specialist anchor resin systems. Once secured, the repaired areas were rebuilt and finished using a high-strength structural concrete repair mortar.
This method restored structural integrity while allowing the repaired surfaces to be decorated and finished as part of the wider refurbishment works.
Stone Reinforcement and Build-Up Repairs
Throughout the staircases, extensive chip repairs and stone build-up works were required.
Where localised repairs were insufficient on their own, stainless steel wire reinforcement was bonded directly into the Portland stone to create a secure structural foundation before repair mortars were applied.
For larger damaged areas, additional reinforcement using 6mm stainless steel rods and bars was installed to rebuild and stabilise the stone sections fully.
These methods ensured that both the appearance and structural strength of the staircase elements were successfully restored.
Final Stone Restoration and Finishing
Following structural stabilisation and repairs, all Portland stone surfaces were carefully refined and finished to achieve a consistent appearance across the staircases.
The completed works restored the original proportions and visual continuity of the cantilevered staircase design while ensuring the staircases met modern structural performance requirements.

The Results

The newly manufactured Portland stone nosings restored the original staircase profiles lost during previous alterations, while the structural stitching and reinforcement works stabilised the weakened landings and damaged stone elements.
