Edwardian Terrazzo Hallway Restoration – Residential Property, London
Project Overview
MGS Restoration Ltd were commissioned to restore an original Edwardian terrazzo hallway floor uncovered during the refurbishment of a residential property in London.
As part of the renovation works, modern ceramic tiles and floor coverings were removed, revealing the property’s original terrazzo flooring beneath. Although much of the historic floor remained intact, decades of alterations and service installations had caused significant damage throughout the surface.
Our team carried out a complete programme of terrazzo repairs, extensions, and refinishing works to restore the floor while carefully preserving the character and craftsmanship of the original Edwardian design.
The completed project successfully revived a hidden architectural feature and returned the terrazzo to a clean, durable, and historically sympathetic finish suitable for modern residential use.

Material: Original Edwardian Terrazzo
Project Type: Historic Hallway Restoration

The Challenge
The original terrazzo floor had remained concealed beneath later ceramic tile finishes for many years.
Once exposed, it became clear that the terrazzo had suffered substantial alterations over time, particularly during the installation of modern building services and central heating systems.
The most significant issue was a large service trench that had been cut directly through the centre of the hallway floor to accommodate pipework installations. In addition, numerous smaller penetrations, damaged sections, and historic repairs were visible throughout the terrazzo surface.
As part of the wider refurbishment works, the terrazzo floor also needed to be extended seamlessly into an adjoining room while maintaining consistency with the original Edwardian materials and detailing.
The challenge was to restore the floor sympathetically while ensuring all new works blended naturally into the historic terrazzo.
The Restoration Process
Exposure and Assessment of Original Terrazzo
Following removal of the ceramic tiles and modern floor coverings, our team carefully assessed the condition of the original terrazzo floor.
This process identified all damaged sections, service penetrations, historic patch repairs, and areas requiring reconstruction or extension.
Particular attention was given to matching the original terrazzo aggregate blend and binder composition.
Structural and Service Channel Repairs
The large service trench created during previous central heating installations required full reconstruction.
MGS Restoration carefully rebuilt the missing terrazzo sections using specialist in-situ terrazzo repair methods, ensuring the restored areas aligned perfectly with the surrounding original flooring.
Additional penetrations and smaller damaged areas throughout the hallway were also repaired using colour-matched terrazzo materials.
Terrazzo Extension into Adjoining Room
As part of the refurbishment programme, the terrazzo flooring was extended into an adjoining room to create continuity throughout the property.
Our team carefully matched:
-
Aggregate size and colour
-
Binder tone
-
Surface texture and finish
-
Original terrazzo detailing
This ensured the newly installed terrazzo blended seamlessly with the historic Edwardian floor.
Diamond Refinishing and Polishing
Once all repairs and extensions were complete, the entire terrazzo floor underwent professional diamond refinishing and polishing.
This process refined the surface, removed inconsistencies between old and new sections, and restored clarity and uniformity throughout the floor.
The final finish enhanced the natural character of the terrazzo while preserving the historic appearance appropriate to the property.
