Terrazzo Restoration Works – The Factory Project, Royal Docks, East London

Project Overview

MGS Restoration Ltd were proud to undertake more than 500m² of terrazzo restoration works at The Factory, a major creative workspace and events venue located within the Royal Docks area of East London.

Originally a derelict industrial site formerly owned by Tate & Lyle Sugars, the building has been transformed by Projekt into a thriving creative hub designed to support London’s artistic and cultural industries.

Spanning approximately 9,000 square metres across a 5.2-acre site, The Factory now provides workspace for more than 40 large-scale creative businesses, including set designers, photography studios, furniture makers, and music producers. The site also supports film and television productions, photography shoots, and event-based creative work.

As part of the wider redevelopment and restoration programme, MGS Restoration Ltd were commissioned to restore all terrazzo elements throughout the property, helping preserve the building’s industrial character while preparing it for modern use.

The Challenge

The Factory site had previously stood derelict for many years, and the terrazzo surfaces throughout the building had suffered from significant wear, contamination, and deterioration.

The project involved restoring terrazzo across a variety of environments, including:

  • Three staircases

  • Internal floor areas

  • External walkways

  • Sections of terrazzo wall cladding

Because the building was being transformed into a high-use creative workspace, all terrazzo surfaces needed to achieve a clean and durable finish while retaining the industrial and historic character of the original materials.

The variety of surfaces and exposure conditions across the site also required careful planning and specialist restoration techniques to ensure a consistent finish throughout the property.

The Restoration Process

Terrazzo Surface Preparation

Each terrazzo surface was carefully assessed prior to restoration. Areas affected by heavy wear, contamination, and surface inconsistencies were prepared for refinishing using specialist terrazzo restoration methods.

Particular attention was given to preserving the original character and aggregate composition of the terrazzo surfaces throughout the building.

Diamond Refinishing of Terrazzo

MGS Restoration carried out full diamond refinishing across all terrazzo surfaces included within the project scope.

This process removed years of embedded dirt, old surface coatings, and wear while refining the terrazzo to create a clean and uniform finish.

By progressively refining the surface using professional diamond abrasives, our team restored clarity, tone, and consistency across the staircases, floor areas, walkways, and wall cladding.

Staircase Restoration

All three terrazzo staircases within the building were fully restored as part of the works.

The stair surfaces were carefully refinished to remove wear and staining while maintaining the original terrazzo detailing and architectural character.

External Walkway Restoration

The external terrazzo walkways required specialist treatment due to environmental exposure and long-term weathering.

Our team restored the surfaces using appropriate refinishing techniques before applying protective sealing treatments to improve long-term durability and resistance to moisture and contamination.

Wall Cladding Restoration

Sections of terrazzo wall cladding throughout the building were also restored and refinished to complement the newly restored floor surfaces.

This ensured visual continuity across the building while preserving the original industrial aesthetic of the site.

Protective Sealing

Once refinishing works were complete, all terrazzo surfaces were professionally sealed to improve durability and protect the restored surfaces from future wear.

The sealing treatment also enhances the long-term maintainability of the terrazzo throughout this busy creative environment.
