Limestone Floor Restoration and External Stone Cleaning – Holland Park, London

Project Overview

MGS Restoration Ltd were commissioned to undertake a comprehensive programme of limestone floor restoration and external stone cleaning works at a substantial Edwardian property in Holland Park, London.

The project involved the full diamond refinishing of the limestone flooring throughout the ground floor living spaces, including the main hallway, kitchen and dining area, staircase to the lower ground floor, and basement level.

In addition to the internal stone restoration works, MGS also carried out specialist external cleaning to the property’s patio and staircase leading to an upper landing area using our DOFF Integra superheated steam cleaning system together with a biocide treatment programme.

The completed works successfully restored the natural appearance of the limestone both internally and externally while significantly improving the long-term maintainability and presentation of the stone surfaces.

The Challenge

The internal limestone flooring had suffered from years of incorrect maintenance and unsuitable cleaning products.

Repeated application of inappropriate cleaners had left a thick wax-based surface coating across the stone, creating an unnatural shine while trapping dirt and contamination within the limestone surface.

As a result, the flooring had become:

  • Extremely darkened in appearance

  • Patchy and inconsistent in finish

  • Difficult to maintain correctly

  • Visually disconnected from the original natural limestone character

The coating had affected large areas throughout the property, including the principal hallway, kitchen and dining spaces, staircase to the lower ground floor, and basement level.

Externally, the patio and upper landing staircase had also become affected by algae, environmental contamination, and biological growth due to long-term exposure to moisture and weather conditions.

A specialist restoration and cleaning approach was required throughout the property to safely remove contamination while preserving the integrity of the limestone surfaces.

The Restoration Process

Removal of Wax Coatings

MGS Restoration began by carefully removing the existing wax buildup and surface contamination from the limestone flooring.

Specialist high-performance stone-safe stripping products were applied to break down the accumulated wax coatings that had darkened the floor over many years.

This process allowed the original limestone surface to be exposed once again.

Diamond Refinishing of Limestone Floors

Following the stripping process, the limestone floors throughout the property were professionally refinished using specialist diamond grinding and polishing systems combined with diamond pad technology.

The refinishing works covered:

  • Ground floor hallway

  • Kitchen and dining areas

  • Staircase to lower ground floor

  • Basement floor areas

The diamond refinishing process removed remaining contamination, refined the limestone surface, and restored a clean and consistent finish throughout the property.

Satin Limestone Finish

Rather than producing a highly polished surface, the limestone was restored to a refined satin finish more appropriate for the natural character of the stone and the style of the Edwardian property.

The satin finish provides:

External DOFF Cleaning

The DOFF Integra system safely removes dirt, algae, biological growth, and atmospheric staining using:

  • Low-pressure steam cleaning

  • Superheated temperatures

  • Minimal water saturation

Biocide Treatment

Following the DOFF cleaning works, a specialist biocide treatment was applied to the external stone surfaces.
