The historic terrazzo floor had suffered significant structural failure after more than a century of use. Over time, the underlying sub-base had completely deteriorated, causing the centre of the hallway floor to collapse by more than 40mm.

The Challenge
The terrazzo hallway had experienced severe structural movement caused by the complete failure of the original sub-base beneath the floor.
As the supporting structure deteriorated over time, the centre section of the terrazzo floor had dropped by more than 40mm, resulting in widespread cracking, movement, and instability across the hallway surface.
Because the floor contained original Edwardian terrazzo panels with historic detailing, it was essential to preserve as much of the original material as possible while rebuilding the structure beneath.
The challenge was to carefully dismantle the floor without damaging the historic terrazzo sections, reconstruct the structural base, and reinstate the flooring while maintaining the original character and appearance of the hallway.
The Restoration Process
Careful Removal of Original Terrazzo Panels
Our team began by carefully lifting and preserving the majority of the original terrazzo panels throughout the hallway.
Each section was labelled and protected to ensure accurate reinstatement once the structural works were complete.
This careful process allowed the historic terrazzo elements to be retained while providing access to the failed sub-base beneath the floor.
Structural Sub-Base Reconstruction
Once the terrazzo panels had been removed, the collapsed sub-base was fully excavated and reconstructed.
A new reinforced concrete sub-base was installed to provide long-term structural stability and prevent future movement within the hallway floor.
This stage was critical in ensuring the restored terrazzo surface would remain stable and durable for many years to come.
Reinstatement of Terrazzo Flooring
Following completion of the new structural base, the original terrazzo panels were meticulously reinstated using specialist natural stone adhesives.
Each section was carefully aligned to recreate the original layout and detailing of the Edwardian hallway floor.
Crack Repairs and Filling
All cracks and damaged areas within the terrazzo surface were carefully opened and repaired using colour-matched polyester resin fillers combined with matching terrazzo chippings.

Diamond Repolishing
To complete the restoration, the entire hallway floor was professionally diamond repolished.
